Short-term rentals in the City of Linn Valley are regulated under Ordinance 271 (Zoning Ordinance, Article 12, Section 12.9). Anyone offering a dwelling as a short-term rental must register it with the City.
Who must register
Each dwelling unit must have its own separate application, regardless of ownership. Both owner-occupied and non-owner-occupied rentals must register.
Fees & renewal
- Initial registration fee: $200.00, due when the application is submitted.
- Annual fee: $200.00 — all registrations expire December 31 and must be renewed each year.
- Renewal: accepted beginning January 1 and may be made without penalty through January 31.
- Late renewal fee: $50.00 per month.
Requirements
- Local operator: you must designate an operator to handle the property’s affairs who resides within 50 miles of the city limits.
- Occupancy limit: a maximum of two guests per bedroom, plus two additional guests per unit, not to exceed 14 guests.
- Liability insurance: operators must carry a liability policy with a minimum coverage of $300,000 and provide proof as part of the permitting process.
- Inspection: a building or fire-code inspection may be required before a permit is approved.
- Owner-occupied rentals must also provide at least two documents proving residency (such as vehicle registration, tax returns, voter registration, or a utility bill).
Application
Submit the completed application, fee, and proof of insurance to City Hall.
